The 500 Apartments in Salt Lake City Utah is comprised of luxury apartments and townhomes. The complex had a section that was delivering hot water to 75 units. They had been doing this with an open loop 650 gallon storage tank and heating that tank with a 500k btu copper fin open loop boiler. Over the years they had replaced many boilers. This was happening because the water quality was causing scaling and would build up in the boilers within months then they would start to leak. The property manager at The 500 had enough and wanted a change. She got the new owners to place a call with Kevin West of G&S Sales and a water quality specialist. The group, along with the owner, determined that an indirect system would be the best way to keep the boilers safe from the hard water issues.
The solution was four-199,000 BTU LAARS® FT Series Floor Standing heat only boilers and four Laars-Stor® 120-gallon single-wall glass-lined indirect water heaters. The owners of The 500 liked the idea of staging the boilers and having redundancy. Also a large factor in the decision to choose the LAARS FT Series floor boiler (LFTHF199) was the time savings on the installation because of the built-in low loss header. So bringing the boiler right into a main loop saved a ton of time and fittings. The install was completed in less than 48 hours, far surpassing the Utah state law which mandates hot water cannot be off for more than 72 hours in an apartment complex.
